FlexSeal MSDS

Flex Seal Rubberized Emulsion Aggregate Slurry (REAS) is a high performance slurry surface treatment that extends the life of structurally sound pavements with minor surface distresses. If you have more than minor surface distresses, you might want to look into Flex Cape. Flex Seal is a blend of polymers, asphalt, emulsion, graded recycled tire rubber, crushed and properly graded aggregates, plus stabilizers and performance additives. Flex Seal Slurry contains higher amounts of asphalt binder, polymer and recycled tire rubber than conventional slurry materials, resulting in better looking, longer lasting roadways.

What?
Flex Seal is provided in three basic gradiations:

Aggregate Typically Used For
Type I Parking Areas,
Urban and Residential Streets,
Airport Runways
Type II Parking Areas,
Urban and Residential Streets
Type III Primary and Interstate Routes

Alternate aggregate gradiations may be used or required due to aggregate source availability or special pavement preservation needs, as directed by an Engineer who is experienced in REAS mix designs.

Where?
Flex Seal surfacing has been successfully used on residential and city streets and highways, as well as airport runways, taxiways and parking areas since 1994. The pavement should be in good structural condition, with low severity surface distresses. For areas of higher surface distresses but good structural condition, consider Flex Cape. Proper preparation is the key to any successful project.

How?
Flex Seal REAS can be mixed and applied through most standard slurry machines, with minor modifications, or alternately, can be supplied through a central plant mixed plant. Centrally mixed Flex Seal Slurry is applied with a specialized slurry distributor. The newly resurfaced road can be reopened to traffic in typically two to four hours.

Why?
Flex Seal REAS is

  • Cost effective
  • Has a long lasting dark surface that improves
    visibility and improves property values
  • Uses green technologies
  • Seals out water, protecting pavement structure
  • Renews oxidized surfaces
  • Reduces raveling
  • Minimizes cracking
  • Enhances skid resistance for most surfaces
  • High asphalt & polymer content
  • Lasts five to seven years or longer
  • Extends pavement life and preserves infrastructure,
saving up to $10 for each $1 spent

Eco-Responsible
Each Flex Seal (REAS) lane mile*(12′ x 5280′) recycles over 100 automobile tires-more than any other road surfacing process. This water-based material is environmentally friendly, applied at ambient temperature, has no fumes or particulates, and is safer for workers and the public. The City of Los Angeles and Petrochem Manufacturing, in a public-private partnership proudly received a Federal Highway Administration Environmental Excellence Award for Flex Sealâ„¢.
